People will disagree but I swear that NJ has more rednecks per capita than any other northeastern state.

The guy who got smoked traveled from South Jersey all the way to Salisbury, MD for the sole purpose of fighting this guy and then got smoked, arrested. That has to go down as a massive fail. For the record, South Jersey is basically West Virginia. Having spent considerable time in both the only difference being the people in WV know they live in $hit hole. The people in South Jersey have no clue.
 
Please don't equate WV to south jersey. I might have to call in some favors and make another tree fall on your property.
 
south jersey area between the bridges and the shore points is brutal. once you get into Avalon Stone Harbor, Summers Point , Cape May, its very nice. less AC of course.

the weird thing is you can get a brand new house over the comm barry bridge for like 300K. put that house in parts Delco and its 800K.
 
Because over the Com-Barry is farmland/West Virginia. Glassboro is your big city. It's a vast area of nothingless. Salem County is not only WV, it's rural/backwoods WV. That's how I go down the shore 322, 55 and into Ocean City. A vast wasteland of blueberry farms, corn and nothing but rural America outside of philly. Might as well be WV.

Yep, the key difference is there is a much larger portion of people here illegally in these areas of SJ than WV/Kentucky etc...

There are a few newer golf course developments out on Route 9, and Cape May Court House is quaint and small town-like, but yes, there are other areas "on the mainland" (as we say down here) that have seen better days.

the shore didnt become to the shore until the 70s. it was basically a dumpy fishing area until then. you could buy beach front in avalon for almost nothing in the 70s and 80s.

That's fair. It just sounded harsh the way I read it. I called them rednecks so I could use some self-reflection.
 
Speaking of that, has anyone ever stayed in one of the campgrounds/trailer parks off the shore? I know it has a stigma but I am curious what it is like. I imagine it's fun but with a lot of insect bites.

Maybe nobody here is enough of a commoner for a NJ campground but what about some of the other cheap areas. I find myself enthralled with some of the towns on the Delaware Bay, although I have never stayed in one. I think the old fishing towns seem like fun with good boating, etc. and nature. They are also dirt cheap! That is part of the appeal too. You can buy a pretty nice house in Villas, NJ for around $200K. Does anyone know this area? Meth central or just people who don't want to sink a ton of money on a beach place?

I am genuinely curious. I have said before, I am not a 1%er like adp. I could swing $200k though.

Have been there. It was advertised to me as "go stay at my friend's beach house". It was 3 blocks from the bay, 10 min drive from cape may. Kind of a big yawn. Was a mix of CoPers and people wearing camouflage.
 
an ex gf had a house in the Villa area. i think its called Del Ray or Beach Haven. its ok. what you can do is buy a small lot for dirt cheap and knock down and build a new house. if youre not a beach person but enjoy water sports and kayaking and stuff its perfect. its like 20 mins outside cape may so you can find nightlife. for me, I love the ocean so i need to be on an island. driving 20 mins each day to the beach is not appealing to me.

it also can be kind of a sketchy area. for every one family that wants a nice beach house without paying beach price houses there are some townies who look like they collect welfare for a living.
 
Villas, Whiskey-Tango. Think Wildwood, and then go down two levels. That's Villas. Ocean City is way overbuilt. You can find something in a high rise on the cheap. However, it's over-crowded unless you're on the Gold Coast and South. Avalon is the sweet spot almost as nice but not completely over-priced a la Stone Harbor. It's just moderately over-priced.
 
Good to know. Ocean City is very crowded but has activity. I don't care for the beach but my wife and kids do. I find Sea Isle and Avalon painfully boring. I like boating, fishing, crabbing and that kind of stuff if I am at the shore so I was thinking about buying a cheap place in one of these Bay towns. That way I could keep a boat in a marina and have a place with a garage to store it over the winter.
 
Avalon is the nicest shore town south of the hamptons. i have never been to the cape , but would like to go there some summer for a month. hard with work though and too far to drive more than once.

the water is really cold in the Mass beaches right? 60s?
